Hillside lots in west Lakewood put many houses on two full levels: a main floor and a walkout that opens to the yard. In Green Mountain Estates, built from the early 1960s into the mid-1970s, ranches with walkouts line the downhill side of the street. That lower level tends to become a family room, guest suite or bar.
Basement wet bars
A wet bar on a walkout level needs a drain, and if the sewer line leaves the house higher than the bar sink, you need an ejector pump. Find out before designing the bar. The pump needs service access, so we plan a removable panel or an open bay for it.
Mudroom storage at the walkout door
The walkout door takes the dirt, the dog and the ski gear. A short run of lockers or a bench with drawers keeps it all downstairs. Use a finish that tolerates water and grit at the bottom, or raise the base off the floor.
Moisture and mounting on foundation walls
Walkout walls are partly above grade and partly buried, and the buried section runs cooler and damper. Leave a small air gap behind cabinets on foundation walls, use moisture-tolerant material for the lowest boxes, and don't hang heavy uppers on a furred wall without solid blocking.
